There are many ways to ensure a better looking, longer lasting and a well-functioning garage door by ensuring the important details do not get overlooked.  A few of the most important details your home builder needs to get right are:

Garage door

Make sure the concrete slopes away from your garage door.

A small ½” lip right at the base of your garage door will make sure water never infiltrates into your garage.

Proper blocking at the sides and top center of your garage door will ensure a tight, well anchored and safe door that does not wiggle, flex or sag over time.

On residential garage doors it is best to make sure the finished opening for your garage door is 1”-2” less than the size of your door.  This ensures the best overall appearance and protection from both pests and weather.

High Lift, Vertical Lift, With the Pitch Tracks

A garage door opens and closes by rolling along curved sections of steel that direct the doors direction and give it security and support.  These are your doors tracks.  Most garage doors have standard tracks which roll your door up a few inches before rolling straight back, stopping once the bottom door section has cleared the opening.  This works well for most homes and is the most appropriate set up.

If your garage has a tall or vaulted ceilings we can make the most use of that space with special tracks.  There are several designs that we can install to make your garage more usable, safe and look amazing!

If your garage has a ceiling is more than two feet taller than your door is tall, a high lift is a good option for you.  A high lift makes your garage door open straight up as high as possible before allowing your garage door to continue opening horizontally.  This serves two purposes:  1)  It allows for maximum usable ceiling height. 2) It reduces how far back your door needs to roll before clearing your opening.  On standard tracks your 8’ tall door roll straight back 8’.  If you 8’ door has a 24” high lift, your door only needs to roll back about 6’, saving you that 2’ of space.  On tall ceilings installing a car lift, tall shelving, storage etc is no problem when your garage door has a high lift.

Vertical Lift saves the most space of any sectional door design.  A vertical lift garage door opens by rolling straight upward.  A vertical lift door needs a little more than double the door height for clearance.  A seven foot tall garage door must have appx 15’6”-16’ ceiling height.  If your garage or shop has very tall ceilings this may be a great option for you.

Adding a vertical lift to your garage door adds between $500-$2,000 to the total cost of your door depending on a range of factors.  Call or email us for a free quote.

This is a popular option that always looks amazing.  If your ceiling is vaulted we can install your garage door to open at the same pitch as your ceiling.  Any ceiling slope can be matched up to a 12:12 pitch.  This variation is inexpensive and always looks great.  With a little planning, your garage door windows can be made to line up with your garage lighting.  This allows your lights to shine through your garage door windows even when your garage door is in the open position. 

Adding With The Pitch Tracks to your garage door adds between $200-$1,000 to the total cost of your new garage door.  Prices vary, but a free quote is only a call or email away.

What Exactly is a Service Call and How Much Does It Cost?

A service call gets our professionals to your door.  We arrive on an agreed upon date and time.  Our service technicians will examine your garage door, find what your issue(s) are.  If your door just needs minor adjustments, lubrications, rebalancing we will make the necessary repairs or adjustments right then and there.  Service calls range between $150-$250 plus parts.  If any replacement parts are needed, we will quote the repair and provide the repairs right away.  If your service call requires more, such as a replacement garage door or opener then the service call will be deducted from the price of your new garage door or opener.
